Each property is bought and owned by a dedicated SPV company registered with CIPC. You buy shares in that SPV, and that SPV owns the property.

We aim to keep investor capital productive, always with your approval and full transparency.

Example: We rented a seaside apartment for 3 months for R18 000, sublet it on AirBnB, generated R60 000 in revenue, and after ±20% expenses, netted a R30 000 profit which was distributed or reinvested for investors.

We only proceed with strategies like this with explicit investor approval.

Is Virtual Investor only for experienced property investors?

No. We work with new investors, amateur flippers, landlords, experienced flippers and high net worth individuals. Our role is to handle sourcing, due diligence, structuring and management so that both beginners and seasoned investors can participate in quality deals.

What is the minimum amount I can invest?

You can start investing from as little as Zero to R100 000 through our equity crowdfunding model. You’ll receive shares in the SPV that owns the property and earn returns proportional to your shareholding.

What happens if a capital raise is unsuccessful?

If we don’t raise the required capital for a project, your funds are returned with interest (less transaction fees), or donated to charity on request if interest conflicts with your religious beliefs. We do not earn any fees on failed capital raises.

Can I invest if I don’t qualify for bank finance?

Yes. Many of our investors cannot currently access traditional bank finance due to credit score, affordability or exposure limits. You can still participate through our crowdfunding structure, and where appropriate we can connect you with trusted loan consultants.

How risky is property investing with Virtual Investor?

All investments carry risk, including real estate. We mitigate this by focusing on lower to middle-income markets with strong demand, buying properties at a discount, and applying a strict multi-step due diligence process before any deal is presented to investors. Each property is ring-fenced in its own SPV, so one project cannot negatively affect another.

How long is my money typically invested for?

Timeframes depend on the strategy. Back-to-back deals can complete in ±6–8 weeks, while value-add projects like subdivisions or major renovations may take 6–12 months or longer. Each investment clearly states its expected term, and at completion profits are distributed. You may also be able to privately sell your shares during the term with our assistance.
